This superior 3 bedroom caravan is situated on the popular area of The Dunes and is less than 3 minutes walk to the Skyline.

It benefits from its own car parking space.

There is a wrap around verandah which is accessed by a lockable gate making it safe for young children.

On entering the caravan by the door at the side you in the kitchen/dining area with a separate table and chairs and large fridge/freezer. The fully equipped kitchen has a gas cooker with 4 ring hob and oven, there is a built in microwave and lots of storage space with all the pots pans and crockery you need for a self catering holiday.

The lounge area has 2 comfortable settees one of which is a pull out sofabed.  There is a large flatscreen TV in the lounge and access to the verandah via the French doors.

Going towards the rear of the caravan are 2 twin bedrooms each with 2 single beds and plenty of storage space. 

On the right is the family bathroom which has a large walk in shower w.c and washbasin

At the very rear of the caravan is the master bedroom which has a double bed together with bedside cabinets a large dressing room area with lots of storage space and an ensuite w.c and washbasin.

We also provide nursery equipment which includes a highchair and travel cot.

We provide a bedlinen pack but do not include bedding for the travel cot.

4 entertainment passes are included further passes can be purchased up to a maximum of 8. Please note children under 2 in a travel cot do count towards occupancy.

TERMS AND CONDITIONS FOR BUTLINS CARAVANS


DEPOSITS & payment
 
A provisional booking will be accepted by RKD Holiday Lets Ltd, subject to receiving a £100 deposit is received within 2 working days, this deposit should be paid where possible Bank transfer details on request

Upon receiving deposit, you’ll receive confirmation for the dates that you have now booked. your booking is confirmed and we look forward to welcoming you.
 
DEPOSITS ARE NON-REFUNDABLE IN THE EVENT OF CANCELLATION. 
 
. If the deposit is not received within 2 working days (unless otherwise agreed) it is assumed by the RKD Holiday Lets Ltd that the provisional booking is no longer required. 

THE BALANCE OF THE HIRE CHARGE IS DUE FOUR WEEKS PRIOR TO ARRIVAL, if the balance is NOT received within this time frame, then RKD Holiday Lets Ltd reserve the right to hire the caravan to someone else. Bookings taken with less than THREE weeks remaining can only be accepted if payment is made in full and received within 2 working days. 

There is also a refundable damage bond of £100 on family breaks and £125 on adult only weekend breaks to be paid together with outstanding balance. This bond is fully refundable at the end of the hire period and returned within seven days of departure date. We reserve the right to withhold some or the entire bond and /or bill the hirer for the additional cost of: a) replacing and/or repairing all damage b) all breakages c) charge for cleaning the caravan or removing stains or replacing as new. 



ALL BREAKAGES, DAMAGE AND STAINS WITHIN THE CARAVAN, THE DECKING/FENCE/STEPS AREA MUST BE PAID FOR. IF THE COST OF BREAKAGE/DAMAGE/STAINS EXCEEDS THE SECURITY BOND, YOU WILL BE CHARGED THE DIFFERENCE. 
 
THE HIRER MUST INFORM RKD HOLIDAY LETS LTD WITHIN 12HRS OF ARRIVAL OF ALL DEFECTS, INVENTORY SHORTAGES AND/ OR BREAKAGES. FAILURE TO DO SO WILL RESULT IN YOU, THE HIRER, BEING RESPONSIBLE. 
 
CANCELLATIONS 
 
. In the event of a cancellation, the hirer must confirm this in writing. (Deposits are not refundable in the event of a cancellation unless the park is closed and is beyond our control. (This excludes Covid 19)

The weather, availability of park facilities, works being undertaken by the park, park issues such as (but not limited to) power failure, water failure or facilities failure, and changes of mind are not valid reasons to cancel, Cancellation within 2 weeks does not qualify for a refund.( This excludes Covid 19) As a 'just in case' check if you have appropriate holiday/travel insurance with your bank or a policy to ensure you are covered for such eventualities.

No refund will be made to the hirer whose hiring has commenced and who vacates the caravan for any reason including an emergency at home. 

Once the balance has been paid refunds will only be considered in certain circumstances at the owner’s discretion and subject to the time remaining to the holiday and a replacement booking being obtained. (50% refund if cancelled at least three weeks before check-in. 25% refund if you cancel at least two weeks before check-in). 
 
GENERAL BOOKING CONDITIONS 
 
Bookings will only be accepted from hirers who are twenty-one (21) years of age and above. We do accept single sex parties in some of our properties but must be notified of this prior to booking, We do reserve the right to refuse to take the booking. 

The lead guest on the booking form must be present throughout the break and only the number of guests stated on the form may stay at the caravan. Over Occupancy will not be tolerated and the park or ourselves will ask you to leave with no refund.

Lead guest must provide the following details which have to be submitted to Butlins any alteration may result in being charged an amendment fee.

Home address
Email address
Mobile number
Date of birth
Name of each guest their date of birth and address if different to that of lead guest

ALL changes to a booking are allowed by prior agreement with the RKD Holiday Lets Ltd and must be confirmed in writing or by email from lead guest and may result in amendment charge.

Our holiday breaks start on either a Friday or Monday to fall in line with the Butlins entertainment programme ( unless agreed otherwise). We offer 3 night weekend breaks 4 night midweek and 7/10 or 14 night breaks

The hirer is responsible for the conduct of all persons occupying the property

The hirer must give access to the holiday caravan as / when required to the caravan owners, holiday park owners and their staff / agents in the case of a repair or otherwise.

RKD Holiday Lets Ltd reserve the right to refuse any booking without any obligation to give a and / or reserve the right to terminate any booking for whatever reason at their absolute discretion
 
 
UPON COMMENCEMENT OF HIRE 
 
The holiday caravan may be occupied from the check in time given on the welcome letter that Butlins send out to you. This will be either 2 3 or 4pm

In the case of a maintenance problem, the lead guest should contact RKD Holiday Lets Ltd D.I.Y repairs must NOT be attempted. If the hirer does any D.I.Y repairs then RKD Holiday Lets Ltd there will be charge you for acting without authority
 
Pets are not allowed in any of our properties at Butlins unless they are special need i.e guide dog or dog for hearing.

Smoking is not allowed in the caravan. When smoking outside please dispose of nud ends carefully and do not leave on the decking or the surrounding grass area.
 
The caravan is to be left in a clean and tidy condition ready for the next tenants, due to inspection by staff. All pots and pans must be left clean and put away in designated areas. Please leave the caravan as you found it and take all rubbish to the nearest bin stalls). Failure to do so may result in you losing part or all of the damage bond.
A bedlinen pack is provided failure to use the bedding on occupied beds will result in some/all of the bond being withheld to pay for additional washing costs


Holiday park owners RKD Holiday Lets Ltd and their staff do not accept liability for any loss or damage to the hirer’s property and/ or accidents, injuries, illness, diseases, arising from the hire of the caravan or use of the holiday park, including acts of god or extreme weather conditions. 

. The holiday caravan MUST be vacated by 10am on the last day of hiring ready for the cleaner to check over. If you have not vacated by the given time you will be subject to additional charges £10 per every 15 minutes overdue unless agreed prior to day of departure
 
Where possible outdoor shoes must not be worn indoors. Any stains in the caravan will result in extra cleaning costs and time and cost will be deducted from your damage bond. 

In the event of guest misconduct, your details may be shared with other owners to prevent future bookings, and you will not receive ANY of your damage bond back. It may also result in guest being blacklisted by Butlins and not being allowed to book future breaks

We supply high quality pillows duvets pillow and mattress protectors and a bedlinen pack. Beds WILL NOT be made on arrival. Any beds used without bedding will result in loss of damage bond to cover cost of the additional washing.
PLEASE BRING YOUR OWN TOWELS AND TEA TOWELS AS WE DO NOT PROVIDE THEM.

We supply nursery equipment including travel cot and high chair free of charge. We do not accept responsibility for misuse etc. Please leave clean and tidy ready for next guests.
 
IF YOU ARE ASKED TO VACATE THE CARAVAN / HOLIDAY PARK BY THE HOLIDAY PARK OWNERS OR THEIR STAFF FOR ANY REASON WHATSOEVER, THE CARAVAN OWNERS SHALL NOT REFUND ANY MONEY PAID. 
 
PLEASE NOTE 
 
Once we have received your deposit you (the hirer) has agreed to the full terms and conditions, as above, as applicable at the time of your booking and holiday. 
These terms and conditions do not affect your statutory rights under English law. 

ENTERTAINMENT PASSES 
 
For 2022 guest passes will be included within the cost of the holiday.

In a 3 bedroom caravan this will include up to 6 passes Please advise when booking how many occupants will be over 15 at date of arrival. How many children aged 2 to 14 and how many infants under 2. Infants count as an occupier

In a 4 bedroom caravan 8 passes unless otherwise stated. Please advise when booking number of guests over 15 number of guests aged between 2 and 14 and infants under 2. Please note infants count as part of the occupancy

Caravan guest will have full access to the resort facilities including swimming and entertainment centres and shows. All caravan guests need to join the non booked queue.


You cannot prebook activities and shows prior to arrival. This is for Butlins guest use only and has taken over from the previous B Line passes which was never a facility given to caravan guests.

RKD Holiday Lets Ltd will not accept liability if you are unable to gain entry to the entertainment centre pools etc. This is regulated by Butlins

At least 2 weeks prior to arrival you will receive a welcome email from Butlins which you must take with you to collect the caravan keys and wristbands. If you have not received this at least 10 days prior to arrival you must contact RKD Holiday Lets Ltd.. If any details on the form are incorrect please contact us immediately. If any amendments are required due to incorrect data being provided or request to add further guests this may result in an additional cost of up to £40 so please ensure all details provided are correct.
