Our new Carnaby Helmsley Lodge is of residential spec and is 13 feet wide and 39 feet long

On approach to our lodge, you will see the double patio doors and the square playpen veranda at the front with a 3 piece patio furniture suite comprising of a 2 seater settee and 2 comfy chairs.

You approach the entrance door via the side veranda steps where you will see several relaxer chairs together with a bench seat where cushions are stored. At the far end of the verandah is the professionally maintained circular 5 /6 person hot tub.
On entering the lodge you have the boiler cupboard to your left followed by the large integrated fridge and freezer. There is a marble effect table with 4 high back chairs and then further into the kitchen, there is a worktop under which are plenty of storage cupboards. Under the window is the sink under which is the integrated slimline dishwasher and to the right of this is the built-in microwave/grill combi and the 4 ring gas cooker with grill and oven. There are further cupboards to the right and an integrated washing machine.

Moving back out the kitchen and to the left is the lounge area with its electric fire and large 45” Smart 4K HD TV. There is plenty of wrap-around seating and a coffee table. The patio doors open onto the enclosed veranda at the front.

Going back through the kitchen you enter the hall way on the right is the modern bathroom with large walk in shower, the washbasin is built into the storage unit and has a large mirror as well as the toilet plus towel rail/radiator.

On the left of the hallway, you come to the 1st twin bedroom. This has 2 single beds a wardrobe and storage area and a vanity mirror plus radiator.
Next on the left is the 2nd twin bedroom again with 2 single beds a wardrobe and storage area with vanity mirror and radiator. At the end of the hallway is the large master bedroom with a double bed and bedside cabinets with fixed bedside lights. Over the bed, there is feature lighting. There are a large wardrobe and a dressing table with drawers. There is ample room to fit a travel cot in here should you wish to. The radiator is under the window. There is a vanity mirror over the dressing table area and a door to the right which leads to the ensuite toilet and washbasin.

The lodge is of residential spec so the double glazed windows all have window sills due to the thickness of the walls. It is fully insulated throughout so even though the cold and possibly snowy winter months you will be kept warm and snug.

The central heating is controlled by the hive unit which has a set schedule however should it turn cold you can override the schedule and turn the heating up but due to the insulation, the lodge tends to keep the heat in.

You will find a storage box/seat which contains toys and bricks to suit all ages. In the shelving unit by the dining table, you will find assorted books and board games to suit all ages. There is a portable CD player and plenty of CDs etc in the drawer under the TV.

Entertainment passes are an optional extra but you will not be allowed access to the Merlin Entertainment centre without a pass..

Terms and Conditions

The price of your holiday does NOT include entertainment passes. These need to be ordered and paid for prior to your stay. They are an optional extra but please be aware you will not gain access to the Merlin Entertainment centre without them.
A £100.00 non-refundable deposit must be received on making the booking. The payment will secure your holiday and a receipt for the deposit will be sent to you along with a balance sheet/booking form
The final balance of your holiday will be due 6 weeks prior to your holiday start date unless otherwise agreed. In the event your payment does not reach us by the due date we reserve the right to re-let the caravan

For any bookings made within 4 weeks of the start of holiday payment plus bond must be paid in full before the holiday can be confirmed as booked. Failure to do so may result in the break being sold to another person.

In addition to the cost of your holiday, a £100.00 bond will be charged. . The security bond is refundable upon full satisfactory inspection of the caravan (No damage or loss and that the caravan is left clean and tidy as found) Charges will apply where extra cleaning is needed. If breakages are not reported to RKD Holiday Lets Ltd at the time then repairs or replacements will be charged to the hirer. If it is found that a dog that has not been approved has stayed at the property we reserve the right to withhold some of the bonds to cover the extra cleaning required. Certain breeds of dogs are not allowed under the park rules so we reserve the right to request guests to leave if one of these is found to be at the property. A maximum of 2 dogs is allowed subject to approval and dependent on size/breed. We charge £5 per night per dog and this can be added to your booking if direct with RKD or if using an external booking agency payment needs to be mad to RKD Holiday Lets Ltd account details on request.

If you need to cancel your holiday after the balance has been paid and providing it is more than 4 weeks prior to your break then you will be charged 30% of the total amount to cover administration costs. After this time no refund will be given.

The check-in time is as per your booking form either 2 or 3 pm. You will receive a text message when your caravan or lodge is ready together with the key safe code. During peak season it is unlikely to be ready any earlier than 2 pm you may, however, arrive at the park early and use the facilities provided you purchase an entertainment pass from guest services. Check-out is 10 am unless otherwise agreed prior to day of departure.

On the day of departure, you must vacate your caravan no later than 10 am unless otherwise agreed prior to day of departure If you have not vacated by 10.15 am a charge of £5 per half-hour may be applied, and deducted from your damage bond. Any late stays can prevent the next guests from gaining access at the agreed time.
The caravan should be left in a clean and tidy condition as found. The hirer is responsible for all members of the party and must make good any losses, breakages or damage done to the caravan and its contents during their stay. On departure, the key/s must be placed in the key safe located on the verandah. Failure to do so will result in the loss of the security bond.

NO pets are allowed in Kingfisher Court 3 . Anyone found having pets in these caravans may be asked to leave with NO refund. Pets will be allowed in Kingfisher Court 42 Misty Bay 32 and 34 subject to approval and additional charge. All caravans and lodges are non-smoking. You may smoke outside the caravan but please do not throw nud ends onto the area surrounding the units. Please dispose of them responsibly and carefully and not within the bins inside the units. The bond for breakages in the caravans is £100. Any damage done to the caravan which is not covered by the bond will be charged to the person who hired the caravan. An invoice will be sent to you for payment. If not paid within 14 days of receipt we will start proceedings in the small claims court.

You are advised to check the inventory on taking over the caravan. We are unable to accept responsibility for any defects or losses not reported to RKD Holiday Lets Ltd within 24 hours of your arrival.

During your stay, we ask that you keep the caravan/lodge tidy and at the end of your stay ensure all pots pans crockery etc have been washed cleaned and put away. Whilst we employ cleaners they are not there to do the washing up etc. We also ask that you strip the beds used and place the dirty laundry in the blue Ikea bag provided. This will enable us to continue to offer our guests the beds being made upon arrival.

Should you have any issues with the cleanliness of the caravan or lodge you you should contact RKD Holiday Lets Ltd as soon as possible. Any issues not reported within 24 hours of arrival will not be classed as an issue unless otherwise agreed
We the owners will not be liable for any injury or death, loss of property or damage suffered by the hirer or any member of your party, your belongings are also your responsibility during your stay.

Any persons using the hot tub do so at their own risk. Any person under 16 must be accompanied by a responsible adult.
We provide a travel cot, high chair, and bed guard but these will be used at your own risk. We do not accept responsibility for injury or loss. These are our own personal property so please use them carefully and fully clean them after use so they are ready to use for our next guests Thank you. We do not supply bedding or mattresses for the travel cots, you will need to bring your own if required.

Some Away Resorts facilities may not be in operation during off-peak season periods for which we do not have any control and therefore do not accept responsibility at any time.
Should accommodation booked become unavailable due to responsibility beyond our control we will inform you and either offer you alternative accommodation or date or full refund.

Each caravan or lodge is insured for a MAXIMUM number of guests as follows (infants in a travel cot count as an occupier

Kingfisher Court 3 maximum of 7 guests one of which must be a child under 2 using the travel cot. There is no sofabed at this property.

Misty Bay 32 and 34 Maximum 8 persons
Whilst we don’t mind you having day visitors during your stay we cannot allow additional persons to stay overnight and they must leave the park no later than 11.30pm.

ANYONE FOUND TO BE EXCEEDING THE MAXIMUM NUMBER OF GUESTS WILL BE ASKED TO LEAVE IMMEDIATELY AND NO REFUND WILL BE GIVEN AS OVER-OCCUPANCY INVALIDATES THE INSURANCE. PLEASE BE AWARE SPOT CHECKS MAY BE CARRIED OUT DURING YOUR STAY.

Further Terms and conditions relating to Hot Tub usage.

Any persons using the hot tub do so at their own risk. Any person under 16 must be accompanied by a responsible adult.
Guests use the hot tub at their own risk.

Rules pertaining to the hot tub can be found displayed in the hot tub area.

If the hot tub company report misuse or a flagrant disregard of the rules then the damage bond will not be refunded. DO NOT SIT STAND OR WALK ON THE HOT TUB LID. THESE ARE VERY FRAGILE AND YOU WILL BE CHARGED SHOULD THE LID BE BROKEN DURING YOUR STAY. The lid is checked when the water is changed at every changeover as well as the daily chemical checks.

Should the bond be insufficient to cover the cost a bill will be raised for the outstanding balance. Payment will be due 14 days from receipt after which time we will start proceedings at the small claims court.
